VISION

Finding lots for custom homes is always a challenge in Davidson. Finding large wooded lots is even harder. Finding them in a neighborhood setting is nearly impossible. While Davidson’s village center is a draw for some, and the larger planned communities outside of town are attractive to others, both options fall short for a particular buyer. These are the individuals that find themselves seeking a little more privacy, who find peace being surrounded by nature and who daydream a bit while driving the rural roads just outside of town.

Green Level was created by local developers who went looking for that perfect place to build their own home and realized that it just didn’t exist. The result is 20 acres of lush forest and meandering stream with just 6 home sites. Privacy and nature, combined with the comfort of sharing these unique surroundings with people who value the exact same thing, make Green Level the perfect place to build your custom home.

SUSTAINABILITY

At Green Level we intend to be good stewards of the land and retain the privacy and seclusion that our beautiful forest provides. During the construction of Avoca Lane, we cleared as few trees as possible, going as far as handpicking distinctive specimens and allowing our private drive to meander around them. We worked with our engineers to design a low impact cross-section for the road that drains to one side only, removing the need for bulky driveway culverts and preserving more canopy in the process.

Natural storm water drainage solutions were implemented in cooperation with the Town of Davidson and Mecklenburg County that eliminated the need for large retention ponds and unsightly drains and spillways. A stream buffer protects the local waters, without interfering with the natural building envelopes on each lot, and the layout of the neighborhood guarantees an intimate wooded setting for every home.

HISTORY – DEATON FARM

Green Level rests on 20 acres just minutes from Main Street Davidson. The property was originally part of the Deaton Family Farm that encompassed nearly 100 acres along Shearer Rd. The Deatons raised a variety of crops on a true working farm.  The family home sat near the main road and was razed in the early 2000’s.  The original 150-year-old barn was located at the heart of Green Level Lot #1 and remained standing until an ice storm collapsed it in 2013.

The Deatons raised five children on the farm, traveling to town often with their cart and mule (the ride took a little longer back then).  The property was partitioned into five tracts and passed down to their children.  Two of the tracts remain intact as single-family homes.  In the mid 2000’s, the two tracts sharing a property line with Green Level to the South were developed into the Homestead, a neighborhood that is serviced by Holly Trail Lane and features some of Davidson’s finest homes.

 

GOODRUM HOUSE

When you turn onto Avoca Lane, you will notice the Goodrum House off to your left as you enter the neighborhood. The home was built in 1896 during a time when Davidson was just starting to become something more than simply the home of Davidson College. The architecture, high ceilings and broad porches of the Goodrum House will remind you of many of the historic homes and bungalows in the oldest parts of downtown Davidson, and for good reason.

In the early 1980’s, a decision was made to connect Jackson Street to Main Street. The only obstacle was a little house that was built by one of Davidson’s founding families, prominent merchants of Goodrum & Company fame. The Goodrum House was preserved and moved to its current location, where it is maintained as a private residence, serving as a pleasant reminder of our Town’s past.
